CWBC was commissioned to carry out a comprehensive pre-acquisition building survey and Building Reinstatement Cost Assessment (BRCA) for a detached leisure facility in Nottinghamshire.

Project Overview

Location: Beeston, Nottinghamshire

Type of Construction: Two-storey leisure facility of solid masonry construction with clay-tiled and flat roof sections, incorporating later extensions

Originally constructed in the early 20th century, the property serves as a clubhouse and leisure venue, having been extended and adapted multiple times between 1976 and 2021. Additional structures comprise a shop, store and off-site equipment shed. The survey was instructed to inform the client’s acquisition process and establish an accurate reinstatement value for insurance purposes.

Scope of Work

A comprehensive inspection was carried out across all accessible areas of the property and surrounding grounds to assess the building’s overall condition, compliance, and reinstatement requirements.

Our assessment included:

  • Full condition review of the main clubhouse and associated outbuildings
  • Evaluation of structure, building fabric, services, and statutory compliance
  • Identification of repair liabilities, maintenance priorities, and potential cost implications
  • Review of environmental and regulatory compliance risks
  • Reinstatement cost assessment for insurance purposes, incorporating demolition, design, reconstruction, and statutory consents
  • Consideration of external works and specialist installations such as solar panels

 

The Building Reinstatement Cost Assessment (BRCA) provided a clear and accurate valuation basis for insurance purposes, supporting the client’s acquisition due diligence and long-term asset planning.

Key Findings

Structure and Fabric:
The property is of solid wall construction with roughcast render and brick plinth detailing. No significant structural movement was observed, though localised cracking and render debonding were noted. Repairs to defective render and repointing in lime mortar were recommended to preserve structural integrity and allow breathability.

Roofs:
The pitched clay-tiled roofs displayed slipped and damaged tiles, defective valleys, and deteriorated mortar to ridges and verges. Flat roofs were found to be at the end of their serviceable life, showing signs of blistering, ponding, and poor detailing. Full renewal was advised, including insulation upgrades to meet current standards.

Services and Compliance:
Fire safety measures required review, with a formal Fire Risk Assessment recommended along with improvements to fire compartmentation and door compliance. Further investigations were advised, including a CCTV drainage survey and an Asbestos R&D assessment prior to any refurbishment works.

Outbuildings:
The shop and store were in fair condition but nearing the end of their roof coverings’ lifespan. Minor structural cracking warranted review by a structural engineer. The off-site storage shed required corrosion treatment to metal cladding and localised masonry repairs.

Outcome and Recommendations

The coordinated surveys provided the client with a clear understanding of the building’s condition, compliance status, and reinstatement requirements, supporting confident decision-making prior to acquisition.

Key recommendations included:

  • Prioritising roof renewal and render repairs to prevent further water ingress.
  • Commissioning updated compliance surveys covering fire safety, drainage, asbestos, and electrical testing and implementing a proactive maintenance plan for timber joinery and external finishes.
  • Reviewing insurance provisions to ensure full coverage at the advised reinstatement value.

 

Together, these assessments delivered the due diligence required to support acquisition decisions, reduce long-term maintenance risk, and ensure appropriate insurance protection for the property.
