Schedule of Condition (Photographic)

CWBC were instructed to prepare a comprehensive Photographic Schedule of Condition for a mixed-use property in Northampton town centre.

Location: Northampton
Type of Construction: Three-storey mid-terrace mixed-use property with a ground-floor commercial unit and upper-floor residential accommodation of traditional brick construction.

The document was commissioned in connection with a full repairing and insuring lease, providing an impartial visual record of the property’s condition at the date of inspection.

The building includes a commercial restaurant at ground and basement levels, with residential flats above. The instruction required a clear photographic record of all internal and external areas to define the demised premises and protect the parties’ respective obligations under the lease.

Scope of Work

A detailed visual inspection was undertaken across all accessible areas of the property, supported by high-resolution photography and drone imagery.


The schedule captured:
• External façades, roof coverings and boundary areas
• All internal commercial and residential spaces
• Service areas, basements and back-of-house zones
• Common stairwells, escape routes and circulation areas

The inspection was non-intrusive, with no testing or removal of finishes, in line with standard Schedule of Condition methodology.

Outcome and Recommendations

CWBC’s photographic schedule provided an accurate and verifiable record of the property’s state of repair at the commencement of lease arrangements.

Key outcomes included:
• A clear baseline reference for future dilapidations or reinstatement discussions
• Independent documentation of all visible surfaces and fixtures
• Assurance for both landlord and tenant regarding existing condition and repair liability

This approach delivered a transparent, defensible record that supports long-term asset management and reduces potential for dispute at lease end.
