Condition Survey of Three Purpose-Built Apartment Blocks

CWBC was instructed to carry out a detailed condition survey on a residential development comprising three purpose-built apartment blocks. All three are cavity masonry construction, supported on presumed concrete strip foundations.


The pitched roofs are finished with concrete tiles, incorporating a mix of cement and dry-fixed ridge tiles, cement and dry verge cappings, and lead flashings in stepped areas and abutments. Rainwater is directed via UPVC gutters and downpipes to presumed underground drainage systems. Roof penetrations for soil and ventilation pipes, as well as boiler flues, are protected with lead flashings. Soffits and fascias at the eaves are a combination of UPVC and painted timber.


Our inspection provided a clear assessment of the buildings’ condition along with practical recommendations to ensure ongoing performance, safeguard the structure, and protect the long-term value of the development.
